Please consider adding the ability for a user to insert a phrase within a phrase in the Right of Way Deed dialog box when using the Deed Writer tool based on the cursor location in the white text deed description box. This capability would give the user the ability to create nested phrases to aid in deed description standardization. This capability would also reduce the number of required Phrases. For example, Phrase 1 can contain the following standard text – “The above-described property is hereby conveyed as an easement for the construction of [Insert Phrase 2] outside of the proposed right-of-way line. The title to the above-described land remains vested in the Grantor…”. Then Phrase 2 can include a pick-list, drop-down list with specific descriptions to create a list of “reasons/conditions”. After adding the Phrase 1 to the Phrases Included column of the Right of Way Deed dialog box, the user cannot currently place their cursor in the [Insert Phrase 2] location of Phrase 1 in the white text deed description box to insert the Phrase 2 “reasons/conditions” in this desired location. The Phrase 2 insert is added after Phrase 1.
